Once a year the manager must account for every euro: the annual accounts show what the community earned and spent – and whether you owe a top-up or get money back.

The three core parts
- Overall account: all actual income and expenditure – a pure cash-flow statement.
- Individual account: your share under the applicable allocation key.
- Asset report (§ 28 (4) WEG): reserves and community assets at year end.
Errors worth objecting to
- Deviation from the resolved allocation key without a resolution behind it.
- Untraceable reserve withdrawals or a missing asset report.
- Mixing the maintenance reserve with the operating account.
